Permits
New pools typically need a building permit and inspections, including electrical. Plans often need to show setbacks from property lines and a compliant barrier. Your builder should handle the permit process.
HOA approval
Many neighborhoods require architectural review for pools, fences and patios. Submit early, since reviews can take a few weeks.
Checklist before you build
- Find your survey and note easements
- Check HOA rules for pools and fencing
- Think about where the equipment pad will go
- Plan construction access to the backyard
- Call NC 811 so utilities are marked before excavation (builders typically handle this)
Timing
Planning in fall or winter gives time for design, permits and HOA approval so the pool can be ready when summer starts.
